Working on an urban corner lot always presents many challenges, and this site was no exception. In this mixed use neighborhood, the structure on the site was once a business with an attached residence in the rear. DA|AD’s design solution recreates the program of the previous building, while paying homage to both industrial buildings and older residences.
Studying the surrounding structures, we found examples of small masonry buildings with stepped parapet street facades and felt this element would let our new building blend, with a strong presence on the corner. Porches to each side of the “front” building created access for the other residences. The “back” buildings represent a shotgun house, found in the area, with an altered two-story form. On this small (50’ x 174’) lot with three residences there was little space for outdoor activities. The solution was to incorporate rooftop terraces on the “front” building, including the side porches, so each unit would have access to the views offered by being at roof level. These spaces offer excellent opportunities to enjoy the outdoors while animating the building with activity at multiple levels.
