Nance Place

Nance Place is a 109-unit workforce housing project for the Metropolitan Development and Housing Authority of Nashville. Situated on a 1.2 acre parcel on the former Metro General Hospital site, now known as Rolling Mill Hill, Nance Place provides much needed rental housing in close proximity to downtown Nashville and the burgeoning SoBro neighborhood. DA|AD is the Design Architect while Moody Nolan, Inc., is the Architect of Record.

To lessen the visual impact of a large building filling the site, we broke the mass into two pieces; one long “bar” building fronting Hermitage Avenue and a “C” shaped form following the other three streets. This allows for more units with natural light and opens the interior courtyard to views from the street. A concealed single level parking garage provides adequate parking for the residents. Nance Place is pre-qualified as LEED for Homes Gold and will be MDHA’s first LEED Certified building. The exterior materials are a mix of masonry and metal siding, both chosen for their excellent durability and to give the building a sense of permanence. Interior selections were based on their aesthetic appeal as well as their long term sustainability. These include recycled carpeting, zero VOC paints, Energy Star rated lighting and appliances and water conserving kitchen and bath fixtures.
